If you have been thinking about making a move, whether you'll be just buying or selling and buying, I'd love to be the one to gift you with your dream house! (Add call to action: call me, text me, or send to a landing page to collect buyer information.)

WHERE TO POST: This ad will work perfect on your business page and your personal page. It may require a manual review request if you try to boost it on your business page, due to the amount of text on it. However, you're going to get the best results with this ad in local Facebook groups. If you haven't already gone through the coaching about joining local Facebook groups, I encourage you to go through our coaching modules to understand how marketing in local groups work, so you can use this ad in an effective way to produce REAL clients for you. We go over the amount of groups to join, and how to build your brand within them, so ads like this bring in hot buyer and seller leads. 

 

 

November Ad of the Month

 
 
 

TEXT TO POST: "Start house hunting now and move into your dream home shortly after Thanksgiving. You can be thankful for new memories in the home of your dreams. Let's get in touch. Great programs available to help make owning a home possible."

WHERE TO POST & FOLLOW UP: Utilize this ad on your personal and business page to remind your sphere you're in the industry, and now is as good as ever to start finding their dream home. We also recommend posting this in as many local groups as possible. Be sure to make a note about local buying programs that are available to assist with $0 down or low credit - that always brings in more leads. And if you enjoy working the seller's market - you can add a bit about helping your client's sell and transition into their dream home comfortably during the holidays.

 

 

October Ad of the Month

 

TEXT TO POST:  The holiday season is among us! If you have been considering buying or selling, let's get you into your dream house in time for Thanksgiving and Christmas. Spend the holidays in the perfect home! Write "buy" or "sell" in the comments below, and I'll reach out to provide more information.

HOW TO FOLLOW UP: When someone writes "buy" or "sell" in the comments of your post, reach out and get to know them. Ask them if they are interested in buying or selling, or both. And get to know where they are in the process and provide information they need on getting started. This ad will work the best in a variety of local groups. I would post it in as many groups as possible for the best results.

 

 

September Ad of the Month

 
 
 

It's astounding how many people lack knowledge about the buying process. So many renters are interested in purchasing but are under the misguided impression that they need 20% down, or a perfect credit score. Which is simply not true. This ad method helps educate your local community about buying requirements, and helps you land a few buyers in the process. You're going to want to make this post in multiple local groups for the best results. This is where I landed my buyer clients from, with this ad technique. Of course you can post this on your personal page, and on your business page. If you boost it, I'd recommend starting out small with about $25 and increase your budget if you see strong results.

 

TEXT TO POST: Have you been dreaming about buying a home? Did you know that there are programs to help you own with a $0 down payment and credit scores down to 580? Write "buy" in the comments below, and I'll P.M. you more information. Be sure to check your "other" folder if we aren't Facebook friends.

 

- RECOMMENDED FOLLOW UP - 

When someone writes that they are interested in more information, or the key word "buy," you'll want to send them a private message. In the private message, you want to keep it short and simple about the programs that are available in the area, and any lender that you work with that offers a credit score that is competitive to the local average. Most banks will only accept scores down to 640, if you have a lender who does approvals for credit that is lower, that is a bonus for you.

This ad method worked the best because my lender had an online application. When I would P.M. the buying requirements to the potential lead, I always attached the link to the online application and told the consumer that once they fill out their information, I would reach out to them again on Facebook to let them know the number they qualified for. Of course, not everyone was a good lead. But I landed a few buyers through this method.

 

 

August Ad of the Month

THE AD TO USE:

 
 
 

GIF posts have become a huge hit once Facebook added it onto it's rich features in the commenting section. Now folks LOVE responding with GIF's and posts requesting GIF answers get a significant amount of engagement. This ad method is used to jump in on the GIF trend and use it for your real estate business. You want to get a colorful variety of emotions through the responses, but the ones you want to look for are those who show excitement or anticipation in the GIF's they post. Those are the folks who are implying that they are interested in buying or selling. 

This ad can be used on your own personal timeline, but we highly encourage posting it in as many as 25 local groups (minimum). This post isn't a direct ad, so it should keep you safe when posting in local groups that may have a no direct advertising rule. 

 

TEXT TO POST: Play along! What do you think about buying or sell a home this coming fall? Post your emotion in a GIF format.

 

- RECOMMENDED FOLLOW UP - 

If someone posts a GIF that implies anticipation or excitement, these are the folks you want to reach out to. Send them a private message on Facebook with the following script:

"Hey (first name), thanks for playing along on the GIF. I saw that you were excited about the idea of buying or selling a home this fall! I'd love to help you with that by answering any questions you may have, do you plan to buy or sell, or both? Look forward to hearing from you!"

Then you can follow up with a response based on their response to you. If they are not on your friends list, write under their comment on your GIF post that you send them a P.M. and to be sure to check their spam folder. :)

 

 

July Ad of the Month

THE AD TO USE:

For this ad set-up, you're using a giveaway as an opportunity to connect with potential buyers and sellers. This ad works best in local groups. We recommend posting in about 25 local Facebook groups, these can be buy/sell/trades, neighborhood based groups, etc. The bigger the gift, the better the engagement will be,  but you don't have to splurge. We recommend a gift that is a small gift basket with a theme (if you have a niche, use a theme that goes with your niche), put it together super cute, and take a good quality (staged) photo of it. If you use a low quality image, it won't get great results. Make sure your photo is 1500 by 1500. This ad can also be used as a boosted method.

NOTE: You'll get a lot more engagement keeping your ad simple. We do not encourage requesting additional criteria, aside from putting down a number in the comments, to win the prize. The conversion in this method is in the follow up. The more niche based your basket, the better results you'll get.
